Job Description

We are currently seeking full-time Apartment Maintenance Technician - Assistant Supervisor who will be responsible for general and preventative maintenance for the apartment communities to ensure the safety and integrity of the property.

The Apartment Maintenance Technician - Assistant Supervisor will also assist with the supervision, training, and support the development of the maintenance staff.

Must be available for emergency response work after-hours and on weekends.

This is a full-time position requiring regular attendance in accordance with Metropolitan Associates’ attendance policy, valid driver’s license, and a reliable vehicle as frequent travel is required.

Job Responsibilities

  • Perform repairs as requested by Property Managers, staff, and residents as organized through IT work order system.
  • Coordinate the activities of on-site maintenance workers engaged in maintaining and repairing physical structures of properties.
  • Train on site maintenance staff to perform needed repairs, handle routine maintenance work, perform preventative maintenance work on heating systems, and to minimize the use of contractors.
  • Maintain positive relationships between maintenance staff, residents and Property Managers.
  • Maintain tools, equipment and supplies, organize and maintain inventory. Make recommendations for equipment repairs or replacement. Monitor industry items and proper level of supplies.
  • Assists Maintenance Technician Supervisor with creating and implementing preventative maintenance schedule based on feedback from Maintenance Technicians, Property Managers, and associated contractors.
  • Assists Maintenance Technician Supervisor in recommending major repairs/replacements where needed based on feedback from Maintenance Technicians, Property Managers, and associated contractors.
  • Perform Inspections of apartments, buildings and common areas, performing repairs as necessary, or arranging for repairs by maintenance staff.
  • Investigate, troubleshoot and repair the heating, electrical, and plumbing systems.
  • Investigate, troubleshoot and perform HVAC and boiler repairs. Ensure that boilers, pumps, hot water heaters and pipes are all in good working order.
  • Preparation of vacant apartments for new residents, including; carpentry work, drywall, painting, staining, and other necessary repairs and improvements.
  • Repair concrete, masonry, roof, and fencing.
  • Respond to emergency calls on nights and weekends as scheduled or needed. Monitor on call supervisory schedule.
  • Perform assigned snow removal as outlined in Metropolitan Associates snow removal policy.

Job Requirements

  • High school diploma/GED required.
  • Physically capable of lifting 50 pounds unassisted.
  • Experienced in operating a variety of equipment, including circular saw, drill, jig saw, electrical tester, hand tools, power tools, cordless tools.
  • Valid Driver’s License.
  • Effective written and oral communication skills.
